Now with regards to fraud it is very easy for anyone on the outside to cast that accusation. However if you are priviliged to see how it works you will see that it is not fraud.
full disclosure is applied. the lender knows exactly what is going on.
if the surveyor gives a property a value then this is the value the lender will use to lend on. we do not bribe the surveyors and the survey is conducted at arms length.
what we do do is provide the surveyor with comparables and try to steer the surveyor to the value we need for the deal to be a No money down deal.
Let me tell you this only works 50 -60% of the time. when it fails we either have to renegotiate the deal or walk away. it is as simple as that.
we have now expanded to scotland as we have got approval from a solicitor that it fits with their systems now.
now this is the real big thing, so all those aspiring millionaires listen up:

so now you can do no money down high yielding property investment. if anyone is in property they will understand what i am talking about.
i plan to buy 1000 properties over the next 2 years as long as this dip in values remain. i can get high yields for my clients and they have to put very little in, sometimes cashback.
the market is better than when i first started. i needed to find deposits (by remortgaging). now i do not even need to do this.

It seems to me that Ajay Ahura has a great deal of experience already in the property business, and people have been very quick to jump at his post without doing any serious investigation.
I have been in the property business for many years and have even read two of Ajay's books(available from whsmiths)which take you through the whole process of purchase, where to buy and management etc
Most professional property investors have used these methods for years, and the practice started with commercial properties.
One anomaly with commercial purchase came a few years ago, when it was passed that indeed it was illegal to use the target company's own money to purchase itself and any assests.
This was overturned in october 2008, and now this can even be done, and is being done on a daily basis throughout the uk.
Back to Ajay.......
He already has a multi million portfolio purchased at the correct prices, even with market correction, and I certainly wish I had the same amount in my portfolio.
If as you suggest he is a fraudster, then it might be a good idea for you to contact his publisher and whsmiths etc and let them know.
However it may be prudent to note that people have been sued for libel on forums .........
you all obviously know best, so good luck to all, but please do a bit more research on fraud before posting any more damaging personal attacks on professional investors.;)0 -

I am not saying Ajay is a crook or isn't, rather that you all seem to talk about things that you have not properly looked into.
I most certainly am not Ajay Ahura nor am I in the pay of, as was suggested by one of the previous postees.
