  • To answer some of your questions then:

The house is around 230 years old, stone built detached, 3 bedrooms. It's certainly not a massive house by any stretch of the imagination though it's a good size.

There aren't enough plug points in the house, erm, I think 14 in total, give or take a couple. Seriously, it's really annoying how few there are and it was the only upside of having a re-wire that we could have some more put in. Light switches I'd say around 12, again give or take a couple.

The house isn't listed and isn't thatched or anything weird like that.

I have now been told that a property not being earthed isn't even a problem anyway provided all your light and plug fittings are plastic, which they are. So is the fact that the house isn't adequately earthed dangerous or not?!

Also what I'd like a definitive answer to it whether it's possible to tell what work needs to be done just by having a look around or whether you need to do a full periodic inspection to be able to say accurately what needs doing. Answering that will tell me which one of our sparkies is telling porkie pies!

We have at least 2 more coming round to have a look this week...

  • Good morning, guidarufino : The IET details a minimum recommended number of socket-outlets in their On-Site Guide (p. 162) based on room type and size of room.
Eg. small lounge (up to 12 sq.m) 4 twins
    small double bedroom... 3 twins
    small dining room ...3 twins

When we had our 2 bed. rewired we went beyond the minimum.. also had a mains heat alarm installed in the kitchen as well as 2 mains smoke alarms (one in lounge and 1 in hallway). A CO alarm is also a should have.

The IET also publish The Electrician's Guide to The Building Regulations

Our property didn't have a PIR as the need for a rewire was clear to see :eek:Hopefully you'll find a 'good'un' such as Baldelectrician;)

  • Yeah we definitely need some more! There's only 2 double sets in our bedroom and one is placed so that I have to run a cable across the floor to supply my alarm clock etc on my bedside table. And there are none anywhere near where I'd like to dry my hair etc. Nightmare! And there's no light in my walk in wardrobe (small one I hasten to add) or the pantry so I would like to rectify these problems but preferably I don't want a re-wire, I don't want to have to re-decorate!

  • If the socket's are not earthed, that is dangerous!! I'm a sparky, I would suggest a full periodic inspection, then use that as a basis for obtaining quotes, i.e. the periodic tells you what NEEDS to be done, you then compile a list of what additional work you require, extra sockets etc, then get your quotes, that does sound pricey but there are a lot of possible variables.
