Quote for electrical work in house:

have just had an electrical survey done in a house DP is trying to buy. He has just been given the following r..e electrical works to be done:

Upgrade fuse board
Upgrade main bond
Upgrade water bond
Replace 8X broken lights
Replace broken immersion switch
Remove junction box
8x lights do not have phase markings
8 x lights do not have fly leads
Enclosed fittings needed in bathroom
No cross bonding for bathroom
Gap around live double socket in living room
4x heating thermostats (warm air heating) need covers
No RCD protection

What do you think would be a fair quote for this work? What works are esential, and what can be left? And finally, it would be fantastic if you could provide a breakdown for labour and materials for each item

Many thanks

Amy

forgot to add he has been quoted £2000 parts+labour+vat for this. The house is in Bristol

    I would do these sooner:
    Upgrade fuse board
    Upgrade main bond
    Upgrade water bond
    Replace 8X broken lights
    Replace broken immersion switch
No cross bonding for bathroom (this would not be required should a new dual RCD consumer unit be fitted)

    Not dangerous, may wait:
8x lights do not have phase markings
8 x lights do not have fly leads (where and why)
Enclosed fittings needed in bathroom (buy new ones suitable for bathrooms and ask him to fit them)

Gap around live double socket in living room (poly filla?)
4x heating thermostats (warm air heating) need covers

I don't see it taking more than a day or day and a half, materials may be around the £200-£250 mark. Labour £300 approx.
Need more details about stats (cover missing. Can you touch the wires? If so this should be fixed quickly)

    Remove junction box (why)

    Many thanks

    Hope this helps

I should move down south, I am doing a full rewire next week for a little more than the price you have been given for around a days work.
    baldly going on...

I have to concur with baldelectician here. I think the quote is excessive. Mind you he will be Part p registered and a member of a competant organisation that will give you a shiny certificate. (the one giving you the quote that is). Im from central scotland and a sparkie so we have to meet the scottish building regs as part p isnt part of Scots Law. The 17th edition has been in my experience an excuse for some to bamboozle customers.

with the fly leads i take it hes meaning theres no earths onto metal fittings?
I probably would say that around £600 or £650 would be fair but i too am unsure about what you mean by the stats covers?
  • Thank you so much

The heating system in the house is warm air, and each room has a thermostat in it. What it looks like at the moment is a brass coloured box recessed into the wall, It has a piece of cream coloured plastic poking out of it. One presumes there must have been a covering on the box with a dial on it that the plastic fitted into. I cant remember if you can touch live wires or not

The socket on the wall in the lounge is loose on the wall. I dont really want to go poking around to find out if there are live wires!!!!

And, what is a fly lead? Is it an earth lead?

The junction box is on the immersion flex. Not sure why it is there

    Thank you so much

    something like these thermostats.

    http://www.tlc-direct.co.uk/Main_Index/Heating_Index/Thermostats/

The socket on the wall sounds like a two minute fix (it may not be) but it may be a loose screw.

There shouldnt be a joint in a flex going to an immerser. It has to be heatresistant flex as well ie butyl.

I can only assume that the "flylead" is an earth from the joint to the fitting in the ceiling. without seeing what types of fittings im not sure what they are referring to.

Good luck. Id always get 3 quotes minimum and try and go by recommendations from friends.
