Student house in Cardiff

Hi all,
My sister has started university at Cardiff. Since she’ll be there for the next 5-6 years my dad is considering buying a house there instead of paying out dead money for 6 odd years. He’ll probably re-mortgage his house so I’ll show him the threads with those tips etc. My questions are more on location etc:
1. Where not to buy in Cardiff?
2. Where is ‘up and coming’?
3. What areas should he consider?
4. Who are the best estate agents to contact?

1. Would not recommend Splott, Grangetown or Ely.
2. Up and coming areas, Cardiff Bay although now very expensive so a little late and a few new apartment development in and around the town centre.
3. Student areas in Cardiff are traditionally around Roath and Cathays.

If she's going to take in lodgers, she needs to own the house herself to take advantage of the "rent a room" tax exemption.
If he's going to own the house, he will have to pay tax on the rental income earned.0 -
Cardiff has a lot of good-quality student accomodation which is owned and maintained by the university. Check with the university as their houses are in good nick and have very reasonable rent (including all bills and a weekly cleaner).0

Just add a few extra bits that may help:
Cathays is number one choice for most students as this is where the majority of the education institutes are.
Roath is hugely popular - it literally borders Cathays but you will get everything you need - Restaurants, Shops, Bars - they even had a cinema until recently.
As for up and coming area, personally I would say Cardiff Bay was up and coming 5 or 6 yrs back. Now it is just seriously overpriced and full of people who moved to Cardiff from ciities like London.
One area - though not the best in Cardiff that has seen some amazing price rises is Tremorfa - it isnt everyones cup of tea though!!
Another newly created area that is reasonable is PENGAM GREEN - close to motorway (M4) and good access to the city.
Places to avoid - ELY/Caerau. Grangetown and Riverside are a bit rough but very close to the city centre and some Uni students do live there.
As for prices (3 bed terraced - that would give you around 5 letting rooms @ £65+ per person per week)
Roath = £155k+, Cathays prob a touch more. Other areas may vary but on the whole you will be struggling to find a 3 bed house for less than £135k.
Of course all this is based on the condition of the house etc and you will of course find some places that are a lot less and a lot more.
Fish4.co.uk is good place to start - postcode CF24 is what you probably need.
