If you know what you are doing I agree but for Joe Public (or the plumber), the safe bet is LTBH overwise they end up buying high and selling low, thus financing your stock market investments.
If they don't understand something why bother getting involved investing in it ??? Just put it somewhere safe. For example, my FA's where talking to me about repo's I said are they from this area, when they said they were not I said ... I'm not interested ... I want to invest in areas I understand well.

You're off your rockers with all this BTL stuff.
Property prices are just starting to undergo an epic crash, and now we have the Conservatives firing a shot against Labour and all this extra borrowing, which might trigger a big gilt sell-off, leave us stranded from the credit markets as a country, and decimate the pound --- so people who can make a difference are beginning to wake up to what is at risk with a load more borrowing / printing.0 -

I thought you wanted to keep it simple, I use indexes trackers as a simple and effective way to invest in market where I have reasonable control. I also have cash, property, etc. I want the control element not some useless fund manager who is paid to follow the lead.0 -

Most of the equity funds can be covered by trackers (I agree with you on the use of trackers), the others are worth paying a fund manager for (to facilitate diversity).'Just think for a moment what a prospect that is.
