    Yes, it is a rental property, but i'm havin a huge problem at the moment with my LA (long story, but he's dissappeared and no one knows where he is. My boiler is overdue its service/gas safety cert, the washing machines broken, the tv aeriels fallen off the roof, there's rising damp in the rear room etc etc:rolleyes: )
    In the vain hope of getting some contact from the LL or LA i've had to cancel my rent, which i did 2 weeks ago, yet i've still not heard anything.
    I don't hold out much hope for any joy from the LL but i WILL try.
    I'll let you know how things progress.

    Hi, as we have lined chimneys for 25 years - :) just an input. You can indeed use flexible twin walled liners for woodburners and solid fuel.(904 grade). Recommendations are you insulate the liner - we have always done it - but it takes time, costs more and some cowboys wont bother.

    The bricks between your flueway and your neighbours have likely got deteriorated mortar joints or even missing bricks and if she hasnt had it lined, that why you are getting fumes into your home. Check out round the edge of upstairs carpets to see if you have any darkening as the fumes will find the easiest way which is usually the unrendered brickwork between floors. Other possibility, if the chimney has been lined is the fumes can be drawn down your chimney if the pots/stacks are on an equal level.

    If the neighbour had her woodburner fitted and chimney lined by a HETAS registered installer (which she should - otherwise she has to get a completion certificate from Buildings Control), then she should have the certificate to show you and also a Data Plate fixed on the wall, normally by the utility box describing the type of lining used and all other relevant details including the installers name and address and his membership number.

    As a side note - it goes without saying I know, but make sure you are still saving your rent in a deposit account, because sure as eggs are eggs the LA or LL will be round demanding rent (or send a debt collector round depending what type they are). You will probably have signed (if the rental agreement is like the ones I use) that you will not withhold rent in any circumstances (not even for emergency work you have to do in the event the LL is not contactable). So by withholding you MAY be in breach. By saving the money you will be able to make sure you can pay the withheld rent immediately - but as you know - money or lack of it is generally a good way to get these people to "re-appear"! Good luck
