You need to know what current and future subsidence the house is subject to and only a structural survey will show this. I would ensure the surveyor gave me a cost for this, and would also check out the insurance position. Hope this helps and good luck.0

From experience I can tell you that you will pay more for insurance if the house needs under pinning and don't rely on the surveyor for quoting a price, get a reputable and experieced builder with references to give you a quote not an estimate.0

Remember Estate Agents work for the seller not you. It is in their interest to squeeze every last penny out of you.
The asking price will have been largely set by the Estate Agent (and they are not infailable).
You don't say how long this property has been on the market - if its a long time (either the seller isn't that keen to sell or it's over priced).
190 is 93% of the asking price. That is a pretty good offer in today's market in my opinion. Check also the price it was when it last sold - you may feel better about offering less if they bought it in the last five years and are about to make a huge profit at your expense (debt)!
I'd be tempted to say it's your final offer but say it's time limited (eg you'll drop it by 1K/week from now on). That should get them thinking.
If you want to play it really nasty - get a few friends to view property and put sustantially lower offers in over the next few weeks/months. Could help to soften the vender up.0 -

Hi I would suggest several things, firstly are ther any other offers on the property, if not dont increase, if thereare find out if they can be disclosed to you, and what the position of the offerer is .. i.e coould be that their offer is the same as yours, but they have a propety to sell. .. if thats the case , you are in the better position, as a FTb
Do you have a friend thats a builder, that would be able to look a the property for you??you say the property across the road has fallen through because of subcidence, this may not be the case with the property your interested in.
I do think your first and second offers were on the "low" side, an offer of £193 isnt unreasonable, but its not set in stone, and if you wish you can revise it to a lower one ( just as you can increas to a higher one if neccesary)0 -
