Advice on what to offer on a property

Hello,

Just wanted to know any thoughts and advice on what myself and my partner should offer on a place we are very keen on. We are first time buyers with cash (and are very thankful and lucky to be in such a good position) and have seen a 2 bedroom house semi detached with parking at rear for 300K which is quite a nice spacious house.

The problem we are having is the property is being sold through an estate agent who appears to over value everything on it's books - it doesn't fall in line with other local agents in terms of valuations. The asking price of other 2 bedroom houses in the area is on average 250K. When an agent called to find out our thoughts after our viewing, I asked her why the house was at such a high asking price (I was expecting some spiel about it being semi detached, the parking, a bath made of solid gold which i might have missed) her reply was "Because we have valued it at that price and we expect it to sell at that price". After that I thought it might be best to call back another time in hopes of speaking to someone else!

Our budget is really around 240K and I'm not sure if it's even worth offering especially with the attitude of that agency. But nothing ventured nothing gained?
I know now is a good time to be cheeky with offers, but do you think this amight be a case of a little too much?

So how do we put in the offer without:
a) being laughed at
b) insulting the estate agents by saying they are crazy for evening trying to sell the house at 300K.

    What area is this in? Have you checked out the land registry for sold prices of similar houses in that road?

    I would wait till Feb. By then everyone will know house prices are collapsing for the long run and your see more sensinle asking prices.

    Remember for every month you save you are likely to see 3-4 times the amount you saved in price drops.

    Just looked on houseprices.co.uk. Last house that sold on that road was in June last year for 260K. It's also a semi detached. Makes it even more apparent that the asking price is inflated as a year ago was a much better time to sell regarding house prices.

    Well if its way over the top, just sit back and wait as brit says. I should imagine that after Christmas they will change agents or change their attitude :) Good luck.
