Estate Agency Fees

Hi, we are wanting to put our house up for sale but know nothing about this at all as it is the first house we are selling.
How much do estate agency firms cost? Do you have to pay monthly to them for selling your house? Or do they take a cut from the sale of it?

They normally (but not always) work on a percentage. In the past I've usually paid about 1% but in the current market you might not get thatdeal. Each house will need a lot of marketing before sale so there won't be any quick bucks for the ES. You can compare local agents but be aware if one is much lower than the rest you will need to consider whether they will spend any money on marketing your property.
You can negotiate a deal but I don't think there'll be much room for negotiation unless you are pricing the house really competitively. Where there is probably more room for negotiation is in the length of the tie in and whether you have to be sole agency. It is worth not being tied in too long so if the ES is not doing a good job you can move to someone else.0
