We have been struggling along in a house that is too small, that has a downstairs bathroom, that has terrible parking (and I have a two yr old, and a job where I work between my home and car).
I am absolutely sick to the back teeth of it, and would love to move, especially before my LO goes to school as to add to it this area is a bit rough!
I know it's not always the best value, and that prices are likely to fall for a while longer, but would it be lunacy to look at buying a new build with a partx?
I suggest partx, as our house has a lot of downsides, and I know that it could be hard to sell, particularly in a downturn.
Opinions welcomed...well constructive ones!

How old is your house?
Some companies won't take houses over 50 years old.
We were considering part ex and they offered us 55k...we declined and sold for 77k two weeks later so be prepared for a low offer.
You can sell a quirky house if the price is low enough, our house has it's only bathroom/loo through the bedroom and is across the road from a pub.
I can see why you would consider px though but I would listen to what others on here have to say about new builds...most if it not good.0 -
If its a good offer then why not - you are obviously buying a long term home, not looking for an investment and if you can afford it and it makes you happy every day ..............good luck0

Thanks for your replies - actually we haven't had an offer at all yet, so not sure if they would do it, esp if the age thing is important as you say - ours is 120 years old!
Can I ask how long you had your house on the market? Just out of interest...

Five months, it was valued at 92k we sold for 77k but we're paying the vendors 5% deposit so we really only got just over 73k
Which company is it...I know Barratts are very strict but David Wilson are less so (even though it's the same company)0 -
lelole, you may as well make a tentative enquiry re part exchange.0

I looked into these part exchange deals a few years ago and found they are limited as to which developments they are offered on and on which plots within those developments. They also expect you to have a certain percentage difference between the selling price of your house and the buying price of theirs. Sorry, I can't remember what the actual figure is but it's pretty significant.
But if the figures stack up and there are part exchange properties available where you want them, then i think it's definitely got major advantages.0 -
