Survey tomorrow-help needed

Hi, i have been really lucky enough to get an offer on my house and the surveyor is coming tomorrow. I have never sold before so do not know what to expect. As my partner is going to be home when he comes around can i have any advice on what they may ask only so i can get the answers ready for partner as he has never lived in the house and doesn't know the in's and out's as it where.

    the surveyor will make up their own mind about the house, they would not rely on your answers to questions anyway. the only questions they might ask would be (for example) to ask for your permission to look in the loft etc.

    Make him lots of tea and stand in front of any damp areas refusing to move :)

  • If you have any certificates for any work you may have had done on the house, it would be useful to have these to hand.

    The surveyor may ask if you have had any timber/damp/gas or electric checks in recent years. If you have the relevant paperwork, it will stand you in good stead.

    The same applies if you have carried out any extensions to the house. Have any planning permission and building regulations correspondence ready.

    The surveyor may not ask for any of this, but it's good to be prepared.

    It also depends on what sort of survey is being carried out.
    My suggestion and/or advice is my own and it is up to you if you follow it, please check the advice given before acting on it.

    Another thing to remember is they probably won't give anything away as they are working on behalf of the buyers not you.
    We had ours surveyed a couple of weeks ago by a company who our EA said were the most 'thorough' firm she knew, he wouldn't tell me a thing.
    Thankfully it came back pretty much okay and I actually think they missed one or two things.

    Oh, and offer them a cup of tea...whilst I don't believe being nice would make them add value to the survey I reckon they could easily knock a couple of grand off if the didn't like you. ;)

    The nicer you make them feel the happier will be their thoughts on your house and that will probably be conveyed in their report.

    They are only human.
