Quick house sale - using a cash for homes type company?

new to posting, so hopefully i have listed correctly...

We are wanting to move house quickly and have marketed our property with 3 different estate agents from June 2008.

We have now found the house we want and need to sell ours quickly, we originally had a valuation of £82,000 but marketed at £79,950, we had no interest, after 2 more reductions and onto our 3rd estate agents we are now at £69,950.

I was wondering does anyone know who is the best company for buying our house for cash, i have emailed a few of them and awaiting replies.

Is there anyone who has used these types of companies?

any help appreciated, need to move fast! thanks

    I wouldn't recommend it... You will be lucky to get £30,000 from these companies.

    At the moment they're offering about 60-70% of the true value (i.e. the value you would sell at - not the value it's on the market for)

    These companies generally offer around one-third off market value as determined by a surveyor. I don't know what your house's market value is, except it's less than £69,950, as you haven't sold it at that price. So, if the correct figure is say £60,000, they'll offer you around one-third less, ie around £40,000.

    Can you afford to sell at that figure?

    Some of the companies will want an up-front fee.

    Yep, or £59k and just insist on no reductions. If there are no buyers at £59k then at least the OP knows where he stands.

    If you do happen to shop around with the "quick cash buying companies" avoid the firms that charge upfront valuation fees to enable them to make you an offer.

    Its quite franky a scam to cheat desperate homeowners out of £400 for a survey. They've no intention of buying your property. So be aware.
