    Just a comment - not about the price though -

    The house is actually quite small - the living accomodation anyway, small lounge and small kitchen diner - we used to have a 3 bed detached built in the 1980's and the down stairs living & kitchen areas were bigger than that - it looks as if they have stuck 2 rooms on the top of a small 3 bed house.
    With kids small rooms will drive you up the wall. When you have kids, you have to think of stuff and where you will put it -'cos they seem to aquire a lot of it in a very short space of time.

    It went on with the 2nd agent a month later.

    It doesn't even have a garage.
    I value garages highly for many reasons.

  • I was all poised to click the link until i read the bit saying you were not even on the market yet !!

    IMO you should not be viewing houses until you have sold your own. REgardless of how "competitvie" you price your house you have no idea of if or when it will sell so are in no position to offer on another house.

    We are on the market and will not even accept viewers who have not sold - its; not fair on the seller and it's not fair on you. If you view the house and fall in love but then yours won't sell you will be gutted.
    It's not paranoia if they really are after you.

    i would offer 260000 and go from there.as you have not sold i would not entertain you at all until you had sold.i live in new eltham which is not that far from dartford and know house prices have not dropped to the extent of other areas.i have seen the house on rightmove a while back and did not think it was a bad price so i cannot see it going for much under 260000.

    Thank you for the input. They are having an open day on Saturday and so that's why we're going to have a look. It's not a formal viewing as such. We are fully aware that they buyer won't be entertaining us as our house isn't even on the market yet - but it's worth having a look imo.

    I too have doubts about no garage. We have a garage that is used as storage more than anything else - so it is an advantage. I've been having a nose on Right Move and there are some nice 4 bed with garages in the area at a similar price so they may be worth exploring.

    But like has been said, it's all wishful thinking until we can sell our house first :)

    Ive just had an offer accepted on a £250k house of £210k on a house in warwickshire and they paid 195k in 2004(according to houseprice.co.uk) and have done lots of work on the house e.g laminate flooring, new integrated cooker, laminate throughout ground floor, insulating loft, putting double gates on front of house and building an extra garage to make the single garage double. I class this as a good buy without being cheeky.
  • Let us know how you get on Saturday, I think this looks like a lovely property. I'd be conscious that you won't be the only young couple looking to upsize before entering negative equity (I am!) so wouldn't be too cheeky with any offers personally.

    The loft space appears good for future storage.

    Have you checked out nurseries and junior schools...?

    For ME it was because we have 2 motorbikes and they'd been living outside in the rain long enough! Also for insurance we saved £50 each by having a locked garage :)
