    Personally, I would not bother about negotiating a final price until the culvert issue is resolved.

    However, I would tell them how excited I am about buying the house and say that I want to go ahead, provided they sort out the culvert issue before exchange. Certainly, I would not leave them more than a nominal holding deposit in these circumstances.

    just water at the bottom of the trench as far as I could see.

    Is there anything stopping miller from breaking their contract and just leaving it? Or it being left for years?

    if they go bust then no they could just leave it

    only thing i would bear in mind when buying a new build on a large development site at the moment is that they may go for replanning to change private homes to housing association homes

    (this would impact on the value of the private homes by approx 30% ) - you therefore need to factor this in

    Yes I think you're right. I think I was wrong in thinking they were pumping the water out - I think they're piping it. It's just when or if this gets done or if we'll be left we a permanent eyesore out front

    Given that they have stated it will be a culvert, I agree that it is very likely to be a storm drain.

    BTW, a 10ft trench within a few metres of your house is just not on. Insist that they complete it before even putting down 1p as a deposit.

    Also, the house we looked at is very nearly finished but there are still bits and pieces left undone. Tiling in bathrooms, wall sockets, appliances fitting in kitchen and carpets. Whats to stop them just not bothering to finish it off? Is it highly unlikely that that would happen? Does anyone have any experience of this?

    In terms of sockets & appliances, a few developers I know of put these in and presented the properties to the marketplace as "finished articles". Unfortunatley as they were empty for so long, in one development every fridge/ freezer & oven & WM was nicked in a couple of hours overnight. Where sockets are completed, it has an extra appeal for squatters.

    What is there to make them finish them off? Solicitors.

    Thanks for the above. I think I'm just suffering from new build paranoia.

    I think I have a lot to negotiate with. The fact that the house is being sold on an unfinished site with no completion plan is a biggy. Best case scenario we'd be living on a building site with diggers and workmen for the foreseeable. Worst case the land gets sold off to someone else for god only knows what!

    Also, does anyone have any links/info on sites being sold off for social housing. The house we looked at is next to a row of 3 beds which would be ideal social housing homes. None of them sold. :(

    Really, there's so much wrong with this as a buying proposition that I cannot see why you are still interested. You have convinced yourself that it would be a bargain at £150k, but the point is that they are not offering it at £150k.

    If we couldnt get it for that, we would walk away. The surrounding area, proximity to work and the school which is outstanding across the board would make it worth it for us - even with the unfinished state of the site. We have been looking at private schools for our boys as the schools where we are now are not up to scratch. This school is the main draw I must admit, and they have places which is rare for such a good school. It would be worth driving past a building site every day to get our boys in that school.
