I realise I'm a bit late on this thread, but I can't help noticing that some people think that fire doors cost about £500 each - you can pick them up from B&Q for about £45 !!
Please don't let fire doors and smoke alarms scare you from setting up your property as a HMO. The hard-wired smoke alarms can be fitted quite easily
too - unless they're 'interlinked' (ie. when one alarm goes off, it triggers all the others) - in which case you need to lift some floorboards from the first floor. But nothing too drastic, and it's a days work.
So, fire doors/smoke/heat/CO alarms are not that scary to fit. And of course, once they are in place, they'll last you years and years.

There is a way around this. Have one contract and rent the whole house out as an entire unit, not on an individual room basis. This means you don't have to turn your home into a "factory" and comply with HMO. I would still install the smoke alarms and safety points but HMO means you also have to have a sink in each room which will look horrid if you ever want to move back in or sell the house!
Also if you let to a group of friends rather than individuals who don't know each other then you won't have to put up with tenants coming to you moaning about each other and you will find they take care of the house better as they feel more obliged to clear up each others mess.0 -
