How fast can conveyancing be?

I assume a house which has been on market a long time will have a HIP and within that HIP will be the relevant searches already done. If I am a cash buyer and I am happy to accept the searches as is. How fast could I expect a conveyancer or solicitor to get to a completion date - assumming the seller is as fast as possible aswell?

How much would you expect to pay a solicitor or conveyancer for this service? I should save on the cost of searches.

Does conveyancing cost different amounts for different property values? My offer would be 50K - 75K

Oh, and I would not have a survey done, as part of the sweetener to make the seller drop the price for a quick sale, I can survey myself pretty good.

Thanks

  • Hi,
A HIP only lasts a certain amount of time, the seaches are out of date after 3 months. So your solicitor will need to re apply for the searches, as someone may have submitted something to the council since the HIP. Also if the property was on the market before Aug-Dec 2007 (you said it had been on a long time) It may not have a HIP as they were not a requirement then.

Conveyancing can be done quite quickly hyperthetically, but it depends on how well you know/trust your sol/conveyancer to get it done asap, some will just work at their own pace (I know, i'm an estate agent and have to 'chase them' all the time) It also depends on if there is a chain invloved below this property, this does hold things up as you are waiting for other people/solicitors. In some cases trhings arise that cant be helped/foreseen when the searches/enquiries are raised and have to be resolved.

You say you arent getting a survey done, i would strongly advise you to get one, it doesnt put vendor off selling the house to you if you have one, as they should be expecting you to have one. It is expensive but definately worth the money - also it can help you negotiate a lower price after survey if it brings up problems that are costly to fix.
