OP- you've been given advice as to what to do.
Go & talk to your local council Private housing officer/tenancy relations officer & see what they suggest. If after they have spoken to the LL, you still wish to sue him or the LA, either speak to your home contents insurance, if you have legal cover, or talk to a no win no fee solicitor.
As it is you've already waited 2 months, & stayed in the same property. Now you are just further procrastinating on here.0 -

Maybe he did, maybe the electrician missed something or maybe it was an intermitment fault that was not detectable on the day of testing0 -
Remedy sought......maybe LL and LA should realise that Tenants have rights and to have faulty electrical equipment in their property is dangerous.
I feel it should be mandatory that you carry out yearly checks on all appliances that you are charging rent on. You can not put ppls lives at risk!
Yes it may cost you more but at least it will be safe.0 -

Really, well I'd have though most people would have thought it was reasonable to assume that hardwired appliances were safe even if they hadn't been used for 14 months.
If anything I'd say the reverse is true i.e. if the house had been occupied and the appliances used lots then there is more need for a safety check.0 -
You'll need some sort of qualified person to back up that statement - one I would imagine you won't find easily.
Any 'Reasonable' person would say this.
You cant just rent out equipment without taking steps to check that equipment is safe.
You but a house that has been empty for a while and you rent out the equipment that you have no personal knowledge of its history any person with common sense would have it checked to protect themselves from issues like this0 -
