Top five things that stop you renting a place...

I am interested in what puts everyone else off renting a place, for me its...
1. Carpet in the bathroom - as Colin and Justin on "How Not To Decorate" said, a bathroom carpet is full of "human debris". :rotfl:
2. After renting a flat on the 2nd floor for 3 years (with no lift), never again! I may be lazy but I can do without climbing 2 flights of stairs every time I enter or leave a flat...must be ground floor or 1st floor for me. (spending my time lugging 6 litre bottles of water up 2 flights of stairs each week wasn't fun
).
3. EA's that don't reply to your initial contact email, asking for more details. If you can't be bothered to reply to my email, I cant be bothered to rent from you (seriously, the main reason if renting from the EA, they will probably ignore you when you have a problem).
4. No Gas Central Heating, again after living in a flat for 3 years that just had electric storage heaters, I will never rent a place without Gas Central Heating, no matter how fancy it looks.
5. Mould on the bathroom tiles: might not be a problem for some people but it just makes me shudder when I see it. I cant even touch the stuff.
Well thats my 5, anyone else want to state theirs?

Good question! In no particular order:
1. Bad agent. I like to check the agent's terms, contract and fees are all reasonable. Without that no deal no matter what properties they have.
2. Bad landlord. This is tricky to tell but I like to check the landlord has permission to let, didn't buy too recently, has a professional attitude and is (as far as I can gather) reasonably solvent.
3. Property not clean or not in good order. Preferably with white goods as the spaces left for them these days aren't uniform so it isn't simple to just by my own.
4. No allocated parking or garage.
5. On a busy road or in a noisy area.0 -
mine are
1.money - if it's overpriced I wont even look.
2.fees - never go through a LA costs way too much.
3. damp - never goes whatever you do.
4. noise - won't rent on a busy road.

1)lack of garden or outside space- we have a dog
2) Poor electrical safety - I have made the mistake of not checking everything over in one house and it got condemned by EHO- never again!
3) outgoing tenants giving a less than glowing view of LA or LL
I actually think thats it. Horrible bathrooms/ carpet/ noisy roads etc dont bother us, if the price is right....:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

As a landlord my criteria for buying to let is:
1. Is it within 10 min walk of the tube/railway station
2. How large is the smallest bedroom, it must be around 100 sq ft (ie 12' x8'), if it's smaller I wouldn't bother to view the property (this is very important because I only rent to prof sharers)
3. Environment ie is it too noisey or are there any security issues
4. Parking (doesn't have to be off street but don't like streets where tenants spend more than a moment finding a space)
Everything else just varies the price paid ie condition etc.0 -
5 things a rental property MUST have:
1) Offroad parking space - coming home from work late and searching for a space to park is NOT fun!
2) Must be top floor, as I don't want noisy people upstairs clomping about! I wouldn't live in a conversion flat either, as they're far too noisy!
3) Large open plan kitchen/lounge - OR a huge kitchen with mini lounge area, dining table etc... I do most the cooking and hate being isolated in a small kitchen whilst everyone else is having fun together!
4) Storage space - it needs some sort of attic/cupboard for all my junk!
5) Second bedroom must be a double!Should've = Should HAVE (not 'of')

Top 5 things that stop me renting a place:
1. Nosey LL/ LA that snoop around your home,
2. Risk of having to find a new place with limited notice,
3. Not having a place you feel is your own,
4. rent increases at 1 months notice forcing you to move,

Seems a shame as you'd exclude many lovely flats, which would be more secure than the ground floor, & generally warmer. I love ground floor flats with pretty gardens, but also top floor flats with no-one above you, free underfloor heating from downstairs & an attic for storage.
Either find somewhere with running water, or have your shopping delivered.
