ask the local estate agents for their opinion. they will know the local market better and can advise you.

Hi and welcome to the forum!
What would you do with the old bathroom? Could you swap it with the 3rd bedroom in it's place? I don't mean to be rude but why did you not consider this before you bought the house? If you wanted a 2-bed house with a bathroom you could have bought one in the first place and saved yourself money
New bathrooms don't come cheap..especially one's needing completely new pipework.

I would not sacrifice a bedroom, however small, for a bathroom. I suspect most people who are buying at the moment will be looking for value and to me that means the additional bedroom.0

If you see your house as an investment ( difficult in these times) stick with three beds.
BUT if you thinking its a home to live in , move the bathroom. Life is too short to always worry about the distant future.0 -
personally id leave as is..
a bathroom downstairs isnt going to rot the floor boards over time..if your that botherd about having something upstairs can you put a shower n the biggest bedroom..
also do you have kids or plan to if so then a bathroom downstairs is a god send also if its a new house you have to keep the toilet downstairs anyway so might as well leave it thereTHE SHABBY SHABBY FOUNDER0 -

Do you have a large bedroom next to the toilet upstairs that you could pinch space from? you can put a show in literally the space it takes for a cubile (like most modern en-suites).0
