Guide to evicting a tenant.....

If they make your life hell not paying rent for no legit reason, make the life of the tenant hell too.. Always worked for me and they never ended up taking the p*ss for too long.

Works both ways too.. If i have good tenants i treat them very well, and go out of my way to do so.

    If they make your life hell not paying rent for no legit reason, make the life of the tenant hell too.. Always worked for me and they never ended up taking the p*ss for too long.

    I tend to get on very well with my tenants and take a professional attitude towards them and managing my properties, however I recently have sued 2 parties, one an ex tenant and the other was a vendor that I bought a house from. It was amazingly easy, having been through that I wouldn't hesitate to take legal action now. I would say to anyone in this situation that taking legal action is going to be far less complicated than you imagine (providing you are in the right of course).

    However years ago I probably might have gotten into real trouble, I have actually had an arguement over the telephone over unpaid rent ( a long time ago) and my tenant said something like "well if you are a man come over and make me pay". I immediately slammed down the telephone and was there 20 mins later (it was few miles away) he acted all agressive on the telephone but was a mouse when I got there. I found out later from his co-tenants that he was up for it, until they told him I was an ex-boxer. It's just as well really because in those days although I didn't tend to start trouble I would never shy away from it. Nowadays I tend to be a bit more diplomatic most of the time, although there was that time when 2 fisherman threatened my dog.

    But you wouldn't get anywhere trying to make your tenant's life a msiery, it would weaken any legal case you had against them, and let's face it we all have better things to do with our lives.

    Not very good advice. Tenant can claim damages from you for making their life hell, and you could also end up in jail.

    Surely the best time to evict a tenant is Christmas Eve especially if it`s freezing and the snow is falling.:rotfl: :rotfl:

    :rolleyes::rolleyes: I'd like to think that you are trolling and the user name is all part of the game, but just in case you're for real:

    Criminal record for tenant harassment, illegal eviction - those will look really good on your application for any LL accreditation scheme or future LL registration and if convicted the penalties are a fine of up to £5,000 or up to 2 years in prison. Then there's the possibility of private action from the tenant for damages, for which they'll get legal aid.

    Yes, tenants should pay their rent in full, and on time, but if they don't you have to use the appropriate legal methods to deal with the situation.Any "LL " who condones the sort of behaviour quoted by "landlordlee" is an absolute fool, and should get out of the property lettings sector asap IMO.

    It's fairly likely that tenants are perfectly capable of making the landlord's life hell too. Especially if they know where he lives. And they will have a lot less to lose than he does. Tenants might not give a stuff about whether what they do is illegal or not.

    I've known tenants who have simply disappeared after being harrassed by the landlord but they set fire to his house before they went. Dangerous, illegal and wrong of course, but what do they care?

    I would say it's far easier for a tenant to make life hell for a LL.

    That reminds me I must remember to add a clause to the contract stating it is forbidden to set fire to the property without written authority from the LL

    You jest but I've already got one, it says I'm not allowed to use a naked flame. So no candlelit dinners for me or burning the house down :(

    Was never sure if the gas hob counts as a naked flame or not :confused:

    I'm told that a large proportion of fires in houses are caused by people lighting candles, which in turn set fire to curtains. In fact a candle on my table at an Indian retaurant once set fire to some curtains. Staff were able to put it out immediately thankfully!

    Remember to whisper those special words before your next romantic dinner, "Hang on a minute darling, I've just got to do a quick risk assessment."
