The rental property market

I guess it's about risk and reward.
Someone with a residential mortgage and little understanding of a LL's legal responsibilities may well be able to undercut the market. I would be wary of a LL who lets his home in the expectation that the market will recover. This may well back-fire on the bargain hunting tenant. Much better to have a LL who knows what he/she is doing. It is bad enough when a tenant finds out that his LL is a muppet without increasing the likelihood for the sake of a few quid.
Bring on the LL Licencing scheme.

Oh I agree
but it's very had to find these good landlords - very hard to find a landlord who'll rent to you direct in many cases, especially if you don't know an area. Tbh though, in my experience you never really know if a LL is good or bad until you're in the property, and then it's too late lol. One of the worst rental experiences I ever had was when I rented a house from a very large organisation (don't want to go into details but to all intents and purposes, my 'landlord' was a deity ...). At least with a landlord and letting agent there's only so far a buck can be passed, with an organisation you can play at that game for AGES before anyone gets tired ...
I'd love to rent from a good, professional landlord whose business is his/her properties, but I can't say I've ever found one, in my experience the market seems to be concentrated at either end, either people who have one (or two properties) and who go through agents (lots of 'I'm renting till my house goes up' people here), or landlords/organisations who have *many* properties - in my experience, both are a 'risk'. When we moved recently we looked at a very nice new build where the intention was to rent it from the building company. In the end we didn't go for it and we were glad we didn't when we found out they'd pulled out of tens of rental agreements with just days to go as they decided they wanted to sell now instead. On the other had we've had the same happen to us with 'small' landlords - promised 'long term' tenancies are altered at the last minute because a LL 'wants to sell' or 'can't/won't commit to a long term tenancy'. It's hard to find the 'middling' landlords, who've got enough properties to treat it seriously but aren't that big that an indiviual tenant/property becomes unimportant. Tbh, renting at all seems such a risk (in terms of getting a bad landlord, a bad agent, a bad house, loosing where you live as it's being repossessed etc etc) and I'm beggared if I know how to mitigate that risk given the current state of the law and the economy. There is a degree of 'choice' in the market but ultimately where you end up depends on what's suitable and available when you NEED to move - whilst I agree there is a lot available to rent sometimes this 'choice' is a bit of an illusion if you're in the least bit fussy. Lots of properties doesn't necessarily mean lots of good quality properties ...
I can't wait for some kind of LL registration scheme (and I totally support some way of identifying 'good' tenants too, as I am one
) - the money that exchanges hands in a rental isn't peanuts and it seems amazing that for both sides, so much has to be left to 'chance'. 0 -

Very very interesting. Is this info from property bee? what's the area in the UK?0 -
Asking rents seem pretty static round here but there are several times the usual number of properties on the market so I guess it's easier to negotiate a drop from the asking rent. I have been paying the same for almost three years and will not pay an increase in the current market. If one is asked for I will move and probably downsize while I'm at it. If no increase is asked for I'll probably stay put. My landlord was originally planning to sell when I left, I expect that plan is on hold but you never know.0

I guess you are losing some rentals due to btl selling up or being repossessed and then some are coming on to the market where people are moving and unable to sell. Hmm, swings and roundabouts.0

South Devon - plymouth in particular seems to have falling rents.. then again not much industry down here.0
