Electrical work recommended at periodic inspection

Hi,

We've just bought our first house! It needs quite a lot of work - some of which is electrical. At the moment we have no gas or electric and want to get everything on ASAP so we can start drying the place out and doing jobs.
As part of satisfying our lender with the property we had an electrical periodic inspection done. When we show them a receipt they will advance £1000 that they retained from the mortgage.

The observations and recommendations were:
1. Absence of gas equipotential bonding
2. Absence of local supplementary bonding where required (bathrooms)
3. Replace pendents in bed 1,2,3 lounge (2), front room (2) hall.
4. Sockets in rear office incorrectly installed
5. Socket near consumer unit installed incorrectly, plugged into socket in same room
6. Socket in kitchen installed incorrectly, plugged into socket in same room
7. Half the lights in en-suite not working
8. No RCD protection for circuits not sunk to a minimum of 50mm
9. No RCD protection for bathroom lighting circuit
10. No RCD protection for shower circuit.

1-6 are marked urgent, 7-10 are marked corrective.

The quote is for:

1. Re-earth gas
2. Replace trips with RCD's
3. Replace pendants
4. Re-wire 2 sockets in kitchen and lounge
5. Re-wire 2 double sockets in rear office
6. Investigate lights in en-suite
Will let owner know if extensive work is required.

subtotal £ 765.88
VAT £ 134.03
Total £ 899.91

Now - i've just replaced the pendants myself!

Is this a fair quote? Also if we decide we don't want the badly wired sockets anyway, what would a fair quote be?

  • Well we've had a second electrician round to give us a written estimate. He said he would post it today. Would still appreciate any ideas from here though if anyone can help.

    Quote seems normal to me considering the company who did your "periodic" will always quote on the high side,I would imagine if you shop around you would get the work done around the £600 mark including a certificate.
    Just be a little careful what work you do yourself,Wiring up the pendants is ok but do not stray over into Part P notified work as when you use the electrician he may not want to include your work in the certification,But to be honest i cannot really see a problem.
    Electrical work is expensive and the VAT does not help,A self-employed electrician local to you might not be VAT registered and you can save there,Although you mention an office i assume its not a commercial premises.
    Your surname isn't Andre is it??

    Very many thanks! The second electrician has quoted us £630 so this would seem reasonable, but will wait to see what the first will adjust his to now we've told him we don't want the poorly wired sockets and have done the pendants.
    No, it's not a commercial premises - it's a study rather than an office really.
