Im from colchester, have you looked round this estate? The Berechurch area is suffering from huge traffic congestion caused by several new estates popping up. I have looked at houses here and found the build quality quite dire. I would offer no more than 175k - stating that the current stamp threshold as a reason. You could also point out negatives like the garden is extremely overlooked etc (as im sure it will be!) Plus have all the roads been built and the promised facilities? Several estates have been built and the roads not yet completed even though the houses have been sold!
