Building Regulations for an Archway - I have a bit of a problem! Please Help!

the main problem here is flats have strict fire regulations, and the fact you have added what is a doorway, with no fire door means you have broken those regulations
....
And hey will also want to check the fire plans for the block, to see whether your opening, means fire will spread at a faster rate

As a quick fix, assuming there is a problem with the lack of fire door, could you not just fit a fire door....which the new buyer would probably just remove again0 -
Hehe, maybe worth looking into - but i'm guessing, it being an Archway, there aren't many fire doors suitable!0

You could put up plasterboard to fill the top of the arch and then a door underneath....0

the response from the council is a typical one, they need to assume the worst case scenario from the outset otherwise they could be blamed for missing something later. Contact a local one-man-band who offer extension plans or similar, they should be able to provide relevant calculations that may be required and advise on if you have affected means of escape etc...
Try and get a building control officer round also, they are mostly very helpful when speaking off the record (ie not in writing!).
The council will not punish you for not applying, and have to be reasonable - but make sure you stay on the right side of them!I am a building surveyor and will provide advice based upon what you tell me. It is just that, advice and not instructions. Based on the fact you're getting it for free expect it to be vague!0 -
