Tenant will not sign corgi inspection cert!

Just wondering what my legal standpoint is here!

I have complied with the law getting a plumber to do an inspection but my tenant is completely scattered brained and has not arranged to sign the cert. After a lot of polite requests to comply, she has not and I wonder where I stand legally on this?

    A suggestion-

    1. Phone the tenant up and say you want to have a chat with them about a few things in the property face-to-face and when will they be in.
    2. Go around at the designated time with a pen.
    3. Ask them to go and get the gas certificate, waiting patiently on the doorstep and when you noticed it's not signed get them to sign it there and then.

If you can't do it or one of your "agents" can't do this for you then you shouldn't be a landlord.
    I'm not cynical I'm realistic :p

    Two points

    1) Was this just any 'plumber' doing the gas inspection? Or a corgi registered engineer?
    2) Why do you need the tenant to sign it? I think you just need to give it to them.
  • No he was corgi registered and the tenant has to sign it.
  • Slap an x on it!

    File it

    Forget it

can't see you getting dragged into court for the sake of a signature.

Edit: or send your tenant a photocopy of the cert; for signing with a SAE.

i have never had to sign this form in the 6 years i have been a tenant.
having the boiler checked is a landlords duty to the tenant, the landlord is supposed to sign this and a copy is given to the tenant.
the only reason for a tenant to have to sign this would be if it was the tenant who let the plumber in and the signature was proof that the plumber attended and carried out the inspection ?

A CP12 has an "issued by" signature space for the corgi bloke, and a "received by" signature space, plus a date.

If you are really bothered by the lack of tenant sig. send a recorded delivery letter to your tenant just saying "I confirm that the gas safety check was made on x date by x firm and ask that you keep your tenant copy of the gas safety certificate /CP12 at the property. Do let me know promptly/ring CorgiBloke Ace Property Cover direct on xxx if there are any problems with any of the gas appliances between now and the next check." File a copy of the letter plus the rec del proof with your copy of the CP12. Job done.

Sorry but this is not a problem to be honest, as long you do a inspection every yr, and pay for it as well he!he! you will be fine .... i be more bothered when the tenant stops paying the rent
Oh well we only live once ;-)
  • Thanks for the advice, the plumber has posted the signed cert and it should be on its way :)
