Why would they ask?

I have just been asked by my LA to be if it would be OK if the LL provides only a fridge with no freezer compartment and no freezer. When we originally viewed the flat, I was under the impression that they were going to provide a tall fridge-freezer. This then changed to a small under-counter fridge with freezer compartment.
They are now asking if we will accept one without a freezer compartment. I feel like saying no we want a tall fridge freezer, but they are unlikely to concede to that.

I am more inclined to say don't buy a fridge and knock £100 off the first months rent and we will provide our own fridge-freezer.

What would you do in my position? Do I have any right to ask for a freezer? Is that a standard 'white good'?

IMO they have a right to supply what they want for their property - just as you have the right not to accept that term and go elsewhere.

I don't see a problem with you buying your own white goods but again IMO don't expect them to accept less rent.

That's what I am worried about, I don't want to make an unreasonable request and end up with nothing!

LL who rent out to LA's have no shortage of potential tenants. IMO if you try to get money knocked off the rent you'll lose the flat, simple as, and it'll go to the next person in the long queue behind you.

I'm a LL, and I didn't provide any fridge or freezer, in an unfurnished rent.
TBH, it was more hassle than it's worth, as I would than have to PAT test it.
If you provide one, will you take it with you when you leave?
If not, ask the question. (But because of the PAT test, I personaly probably wouldn't want you to leave it)
If you are taking it, ask can you provide your own if you would rather have a freezer.

Well we have an old crappy freezer that someone gave us, so we can just use that and take the fridge... It will just take more floor space. I think that is going to be the best course of action here though by the looks of it.

I have no freezer. I have a fridge with an ill-fitting door (have to slam against it to ensure it shuts at all); there is an ice box in the fridge but if you put frozen food in that it defrosts/melts pretty quickly.

It is annoying, but then there's no room for a fridge freezer in here without remodelling the galley kitchen.

If you need and want a freezer then bargain away.

I find it hard to think that a LL would lose a good tenant over a fridge-freezer, but stranger things have happened. He's only got to have a void for a week and that's (most of) the cost of the F/F gone.

Chris, the LL has communicated with you and asked if you would be prepared to accepts less than what was expected, i.e. the Fridge Freezer. IMO that means he wants you as a Tenant and is wanting to simply cut back on his expenditure in getting you in.

I think if you tell him you'll accept him only providing the fridge if he'll knock the £100 off the first months rent, that'll save him a couple of hundred quid in expense and he's likely to go with that.

You can only ask, but he made the first move so you appear to be holding the cards.

Thanks Ian, maybe I should have played hard ball (if asking for a fridge-freezer could be classed as hard ball ). I decided to just accept the fridge and provide my own freezer... Like I said, we had one (pretty old, but it works.. more or less lol) anyway so it's no huge loss.

Wubbue - onthis board LA tends to mean Letting Agent , rather than Local Authority.

We should probably start a "sticky " with all relevant HBR&S acronyms so as not to cause confusion to newbies/relative newbies (maybe one to take up with the mods/board guides?)
