    Because there is a huge difference between a 25 year mortgage and a 15 year one, or even a 10 year one. I don't care what the house I buy is worth, but I care an awful lot about what I pay for it, and what that payment will cost me over time.

    To answer the OP's question, if you really need to move now, then you've gotten what sounds like a very good deal in today's market. However in the next few years prices will likely return to 2000/2001 prices, so I personally wouldn't be tempted by the 2003 price.
