    Hi Paintpot
I have the exact same problems that your tenants are experiencing, with heaters staying on when everything is turned off, and lukewarm water from the taps. I've also got the boilermate II and suprima 30 set up.

I've had the problem with heating not turning off for a number of years, with several engineers changing bits and bobs but ultimately unable to solve the problem. The lukewarm water is a new development, an engineer looked at it last week and said the top cistern was completely drained and full of sludge - he recommended a power flush which costs £250 - before shelling out more cash on this system, I'd really like to know what your engineer did to fix the problem

    Thanks

    Hi

The problem with mine was a blocked cold feed. The pipe that come in at the top of the tank. It took the engineer two visits to unblock it and basically he used a good old metal coat hanger to poke around inside it. The tank was also very sludged up but he did say that he was reluctant to clean it with chemicals as he said if there is corrosion inside the tank you can actually cause a leak by applying chemicals. He seemed to know what he was doing and it now works like a dream and the tenants say the heating is working as it should now as well as very hot water.

I don't know what the difference are between a boilermate II and a III.

I don't know where you live but if you want the details of the guy I used drop me a PM.

It's funny you should say that, my cold feed to the top tank was blocked as well! It seems to be performing a little better since he cleared it - I wouldn't mind having the contact details of your engineer though if he's anywhere near Brum?
