    I wouldn't offer 50 quid for it but then I have no interest in buying it, I suspect like everyone else in this thread suggesting prices.

    What's it worth to you? What's it worth to others that may be interested in buying it?

    If I understand, the builder is asking £400k, but will accept £395k as an offer from you. Do you want to waste your time? He's told you what he's prepared to sell it to you for. Unless you can come up with a reason not immediately obvious to help you reduce the price (e.g. some structural defect) then find another property if you don't want to pay £395k.

    Should the builder not find a willing buyer at the price he expects, he can always come back to you to re-open negotiations putting you in a much stronger position.

    But he might have sold it to someone else tomorrow! How much do you want this property?

    When househunting, I also cross off my list all houses in streets whose names are hard to pronounce or spell. Maybe it's just me, but I could not stand the thought of having to spell my street name out every single time, or the thought of the problem with getting a cab.

    The outside is minging, and that would seriously put me off too!

    If you look on rightmove for houses in Wheathampstead, then under £350k will only get you a 3 bed house.

    This one at £360k looks much nicer from the outside:

    Sorry, didnt know if it were ex LA, just looked a bit like one from the outside. Agree the inside has been done up very nicely but its only a semi isnt it. Seems a lot of money even fro the area.

    The property is in need of complete refurbishment
    hence probably why no photos of interior

    Whereas the one in the OP is
    skillfully extended and beautifully presented

    I would pull out of the present contract if you can. I assume the deposit is held by a solicitor? At the very least, pulling out will make the builders consider seriously what their bottom line is. In any case, prices are still dropping very, very fast.

    BTW, I'm afraid that house looks rather odd. It certainly has an ex-local authority look about it - just from the picture.

    True, but £40k would get you a lot of refurbishment, so for the same price you can have a building that's pretty inside and out!

    Plus the lack of pretty interior might put people off, so perhaps they'd accept a much lower offer?
