Property in Perth - new to market - how much would you offer?

Hi everyone

What are anyone's thoughts on how much you would offer on this house in the current climate? New to market today - but things are slowing down in Perth. They bought the house for £115K in September 2004 but have replaced everything and extended it a bit.

Or should I rent just now and hold out for prices to fall further.

    Well, it says fixed price which means they arent taking offers at the mo.
  • But fixed price isn't always fixed price. I accepted a lower offer than my fixed price. But agree that it is maybe too early for them to accept drops.

    I just got keys to my new flat yesterday. It was listed as offers over 90k, and valuation was 100k. I managed to get it for 88k after speaking to the buyer. It seems like perth is not as bad as the rest of the country for property sales, although it has started to slow down now. Most local builders/property developers that i know said in the current climate you should be looking to offer 10-15% less.

    Fixed price will be much closer to the value imo, but i have watch flats fixed at 90k now reduced to fixed at 85K, so there is still room for movement in the prices and everyone in this climate is open to offers. Just depends on how much you want that house and how much you can afford. I would be tempted to offer 160-165k.
