Mortgage for people with limited leave to remain in UK

Hi.
I am after a lender who will give a mortgage to a joint application where one person is a British citizen and the 2nd person still has 12 months to go before they get indefinite leave to remain in the UK.
So far :
Skipton do this
Nationwide said no
Halifax said possibly
RBS no
woolwich asked for a 20% deposit
Natwest asked for 15% deposit
HSBC said no on the phone but yes in branch.. lol?
Any other direct lenders I can try before I start going to brokers?
Looking for a 90% mortgage to property value.

At 90% loan to value, I think you have already found all the options open to you.

What country does the second person come from?

I too am a british citizen and my other half has 3 months left before he can get indefinately leave to remain. We went through a broker and got a mortgage through Nationwide.

I hear from my clients, however (I do immigration law) that as well as criteria getting much stricter for loans in general, lenders are getting much fussier about what type of leave people have.
I have a client who, 3 years ago, got 4 mortgages (1 residential, 3 BTL) and he is an illegal immigrant. Bet that wouldn't happen now....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
I have been looking at HSBC but talking to the branches in the UK don't seem to bring any joy.
I too am looking for a lender. My partner gained asylum and has four years leave to remain in the UK until she can apply for Citizenship or get Indefinite Leave to Remain. She wants to buy a property and has enough to put a 35% down on a £200k house. She has picked a house that we can live in but that will also generate about £1400 pcm rent from the additional rooms. I am over 65 so don't qualify for a mortgage. Can anyone help? Oh! She has been working full time for the past year earning £500 a week after tax and is involved in setting up a new carer business.:cool:0
