its in a nice location, per home office statistics on crime and deprivation, but i do think its way overpriced. They've had a couple of sales fall through already and are keen to sell apparently...
Unfortunately there doesn't seem to be much to compare with on that road in terms of sold prices. In fact the only semi seems to have sold in 2004 for 96k. Have a look at comparable properties on www.ourproperty.co.uk and bear in mind current sales are at 2005 levels and likely to fall further and make a decision from there.0 -
The property looks a good first house to me. I think if you got it for £120,000 you'd have a good buy. It looks in very good nik. Nothing to do and hopefully, because it's not an old house, won't have any nasty surprises. Good luck.0

Another house sold in May 2007 for 150k although that may have been a three bed (this one has two).
There are also currently larger three bed terraced with garages (in a block) selling in Plympton (a couple of miles away but equally nice area) with asking prices of 135-139k, which is where i sort or arrived at what I would consider a good offer of 120k for a 2 bed. It is pretty well presented though with off street parking and a garage next to the house rather than in a block.

I definately wouldn't go over 120k and would probably say that's over priced based on what you've said. It's hard to take asking prices seriously at the moment as some sellers have unrealistic expectations and haven't yet adjusted to the current climate - some have been on the market since the peak last year and haven't changed their prices. Also bear in mind that sales are on average 10% under asking price at the moment. 0 -

I've just had an offer accepted on a 2 bed flat in Plymouth (nearer to city centre but safe area) for less than half of that amount. So I'd say it was waaaay over-priced. Are you sure you couldn't get a 3 bed in Plympton for that budget?They deem him their worst enemy who tells them the truth. -- Plato0

sounds like you got yourself a real bargain there.
plympton would certainly be my first choice. there is one that meets most of my requirements just came on the market during the week, asking price of 139k, but (silly me) i told the estate agent my budget and he said the vendors weren't currently taking offers that low, which i thought was a bit ridiculous. I told the ea to give me a ring when they come to their senses so that i can view...
as for price, a three bed in plympton for 130k is defo a possibility, but not for 120k and certainly not with attached garaged and driveway...0 -
I didnt realise how low prices were down there. You couldnt get a bed sit for that in Norwich.0

It's a very localised market - Plymouth (and overflow commuter settlements like Plympton) are much much cheaper than other parts of Devon. And there are cheaper bits of the city still, but I wouldn't want to walk there late at night!

we live in plympton and have done for 28 years and would not change it for any other area in plymouth,
we are selling our house but are staying in plympton for school and work.
their are plenty of 3 bed houses in plympton for under £140k it just depends which part you want to live.
