Getting divorced, joint ownership of house since 1999

ammicable 50/50 spilt division of debts and assets

house valued at £118,500
on market at £115,000

Outstanding mortgage of £39,992.20

1x Unsecured Loan @ approx £20,000 which has a settlement figure of £13061.65

partner happy with settlement figure of £25,000 if i want to buy the house, which i do

nmeaning i need mortgage of approx £78k or £73k (offered £5k from parent if helps get mortgage)

- bear in mind im a single low income £14k basic per year applicant - ive been having probs over the last month or two to get a mortgage

whats my options?

    unfortunatly not an option

    what are my options if the house is sold and debts paid, leaving me with a cash pot of about £27,000 as a deposit on somewhere else?
