Land Registry - how do I prevent the price being publicly available

    Well, the Land Registry Price Index doesn't include repos and auctions, that's one of the reasons it's showing smaller falls. Whether that's because they don't record them in the same way, I don't know, but it suggests there's something to it.

    Are you sure about that - I thought they did?

    Excluded from land registry HPI

    - all commercial transactions
    - transfers, conveyances, assignments or leases at a premium with nominal rent which are:

    ‘right to buy’ sales at a discount
    subject to a lease
    subject to an existing mortgage
    to effect the sale of a share in a property
    by way of a gift
    by way of exchange
    under a compulsory purchase order
    under a court order
    to Trustees
    vesting deeds
    transmissions or assents of more than one property
    leases for seven years or less

    Repossessions would be under a court order, I imagine.

    Surely not.

    When the property is repossessed, that is a court order.

    But when the repossessed property is sold on, that's a normal transaction and should surely be reported?
  • Repos are under a court order, in that the authority to possess and sell comes from the court.
    ...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.
  • I know of purchases through auctions for Repossessions that do appear on the land registry.
    I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.

    I had this conversation with a guy on fool.co.uk and he ended up emailing the LR who confirmed that the resale part of a repo is not included in their HPI.

    I think the price still goes onto the register however.

    Currently, that must be excluding rather a high proportion of sales.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Interesting. I recall a similar exchange a while ago on this subject and thought the conclusion was they were included but you may be right about them being on the register but not included in the index.
