Hope someone can help. We have a couple of leaks in our roof - one appears to be due to the lead flashing around the chimney stack and the other becasue the leadwork in the valley on the roof isn't doing it's job correctly. I've had a quote from a local roofer of £500 to put it all right, but this morning part of our ceiling has fallen through with the weight of water above it (this is in our baby son's room - luckily nowhere near his cot). Can we claim on our insurance (we've been in the house for 5 years and have been led to believe the roof was only done 6 or 7 years ago).

Things like this are quite difficult to gauge, it depends on whether the company classify the damage as being due to waer and tear and whether they deem the roof has been kept in a good state of repair.
I think they expect it to be re-done every 10 years. So in that regard, you should be fine.
