It looks pretty nice. Seems roomy. The pictures are a bit dark, though.
The only feature of the house I don't like is the stairs in the lounge... all the warmth will escape upstairs.:beer:0 -
Yes, that is the only thing I didnt like - the stairs in the lounge, you will hear all the noise upstairs downstairs and vice versa.0

It's in Liverpool. It's not on Brookside is it?

I don't like the kitchen but it looks in ok condition and the stairs in the lounge mean you can't be too noisy at night else the kids are woken up.0 -
I agree with you both on that but it was such a nice house, I just had to put an offer in!! I guess there are only 3 of us and hubby is at work and dd is at school, only have to put up with noise at night or tell everyone to shut up!!

No its not brookside but isnt far from where the shops where filmed!! Kitchen is fine, only put in few yrs ago but is a cheap one so will get that replaced over the years. Mannged to get it down to 165k sso got some money over for cosmetic things0

It's exactly the style of house that is quite likely to catch my eye if I were buying.
But, I notice the rooms seem exceedingly narrow.
Dining Area 2.27m x 2.62m 7' 5" x 8' 7"
Sitting Room 2.37m x 4.74m 7' 9" x 15' 7"
Bedroom 1 2.57m x 4.06m 8' 5" x 13' 4"
Bedroom 2 2.33m x 3.07m 7' 8" x 10' 1"

It will be cold in winter as the conservatory opens straight into the house. Wooden floor means sound will reverberate and straight upstairs. Can't leave TV on too loud when kids in bed. My old house was like this and I always felt cold drafts down the back of my neck and had to keep looking round to see if someone had just come downstairs.
If either of you are hi-fi people, then forget it, open plan is very difficult to get a good sound (speakers essentially pushing air into much larger space). The hard floor means it will sound crap anyway. Check sound insulation between you and neighbour, specs can be quite bad in modern houses.
Finally be careful with those 1980's double glazed windows. So many were badly made, you only have to lift out the external glazing bar with a small screwdriver and you can lift out the glass and climb in! Check whether the sealed units have started to "blow" as well. About £70~£100 a panel to replace.

If it's 80s glazing then it is at the end of it's lifetime probably. The frames can split when you exchange units if they go and this means you have more expense. If you want to push the price down a further few k then look at how much it would cost to replace all the windows and factor that in too.

Don't know the area so won't comment on the price.
The property does look to be fully developed; conservatory, garage conversionetc. So the potential to add value has gone. Three beds and one bathroom mean it is bottom heavy - more rooms downstairs than the upstairs can really justify. When you come to sell you will be competing against properties that have an en-suite I would think.
If you want a place where all the improvements have already been done and you are only left with repair and maintenance then it looks OK, as long as you are not paying over the odds for it.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
