Assuming you're a first time buyer... first things first - do you have a deposit saved up, if so how much?

Contact a no fees independent broker easy to find with google
I like to give people as many choices as possible to do what I want them to. (Milton H Erickson I think)

Before you do anything, read up about mortgages on the web. If you are serious about it, visit the first time buyers section of almost any lender (or this site) you care to name and download the brochures they have and read them. I wouldn't make an appointment with anyone until you have genned up a bit!

In that case there's no point contacting any banks or brokers yet.

You will need at bare minimum 5% of the house price as a deposit, plus legal fees, valuation cost, moving in cost etc.
Realistically you'd be far better off with 10%.
Keep on saving and you'll find house prices should drop in the near future as well giving you more buying power.
