    Yes, agree with the majority - I'd never buy a 1 bed flat anyway, but even more so in a falling market - 1 beds and studios generally become unsellable as everyone holds out for a 2 bedder.

    Not what you wanted to hear, but better to face up to it. And if it's got no garden, small bedroom, etc too, I'm frankly surprised you've had that many viewings.

    Definately do research, maybe even peruse a couple of properties that are similar to yours, to compare - certainly using online resources is a great start, visiting them if you can but not too many - I guess you either feel that's being as bad as other sellers that are out there viewing competitor properties, or, you see it as if they are doing it to compare, why not you! Either way you will get an understanding of what is happening.

    In a rising market your flat would sell like a shot (when we were looking 2 years ago, we considered all sorts of hell holes that I wouldn't go *near* today!). Then you can make a decision as to whether to reduce your price, or keep the tenants, for a source of income.

    I would disagree that anyone seriously intending to buy a place, wouldn't go ahead if there were tenants there. I am a tenant and have always kept the property nicely maintained and would make sure I was away when any visitors came, leaving the flat presentable. On establishing a sale, we would leave with lots of time to spare.

    If I was a would be buyer, my first thought would be: A one bed flat for HOW MUCH? Of course, it could be a bargain in your area for all I know though.

    Estate agents can be good or bad. This is the 2nd time I have seen a massive downward trend in the housing market.

    Pricing is a huge part of it. Your property MUST be lower than anything else or you have to be massively patient for that right person who might walk through your door but only if yours has something very desirable, special and different.

    It must be immaculate to achieve full asking price, minimalist furniture and ensure the details sell it properly. 95% of buyers do not want to do a thing to a property i.e no painting, bathroom and kitchen must be brand new and sparkling.

    As the sector of the market you are trying to sell in is the hardest hit I would rent it out - if you have 2 bedrooms rent both rooms out separately to maximise on return. If you have to sell then talk to the agent and ask what price will actually sell it tomorrow, ask them do they actually have anybody on their books who would consider it at a ridiculously low price. Some investors are sniffing about to find a bargain.

    If no investor will buy it at a give away price, then unless you are extremely lucky and the market changes, then no one will buy.

    Best thing is to go on the premise that no one will buy and work on a longer term plan i.e. 10-20 years and keep it as an investment.

    I bought a 4 bed detached for 170 this year!

    And it has the added advantage that it is no where near London.

    Have the forum team removed the link from Chris2685's signature that was a link to the post on this very forum about how the decision to rent not buy was made? I think that may be enforcing the letter of the law a little much! I always thought 'no unapproved links' kind of meant, to other websites or for commercial gain, or what have you.
