It's got a bathroom and a kitchen in the photos - are they rather old?
I'd suggest ringing the EA and asking why it's cash only.
There's nearly 100 properties for sale within 1/4 mile of the place

it looks like its in resaonable decorative order and looks to be of brick construction, so either it has a structural defect (eg subsidence) or by cash buyer they mean they want no chains.0

Those trees look rather close to the house - any subsidence ?
needs a complete re-decorate but that would be done anyway i'd of thought.
IMO - Going to be loads of houses up for sale with large discounts anyway. Don't get your heart "set" on one particular house. There's plenty of em around.

My guess, and its only a guess, would be that the house was built later than the adjoining terrace, possibly in the garden of its neighbour. From photo 8 you can see that an adjoining street looks to be backing on to the side of the rear garden. Photo 9 also shows that the rear downstairs windows don't match the neighbours. The RHS of the house is half the depth of the LHS, not that common in terraces. Also look at the roof line in photo 1. Normally a row of terraces would have the same roof.
I would say that there could be some problem with the deeds. The ground belonged to next door and hasn't been separated properly or there is a covenent on next door preventing another property being built on the land. SOmething that can probably be sorted by indemnity policies but would make mortgage lenders jittery.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. It looks contemporary with the neighbours if you look at the aerial view. Also, I'd say they've replaced the original back window - you can see where the brick colour changes.
OP, just ask the EA why it says cash buyers only - they won't want to waste their time showing you round only for you to find something glaring later.They deem him their worst enemy who tells them the truth. -- Plato0 -

thanks for all the advice, I'll have to have a word with the OH and see if he'd consider buying somewhere with me (he's got a lot more saved than I do) and see what he thinks about the place
In the meantime, I've just emailed the agency, asking why it's up as a cash only sale, just to see what they sayAs you all say, I dont want to waste either my time or theirs! but I'll still keep on saving for now.

I'll be honest, I don't need a 3 bed, I don't *actually* need a 2 bed, but I'm buying somewhere I want to stay for a fair amount of time, so figured the extra room for the, in relation, not much more, to me is money well spent.
