Have got myself in a pickle - tenant 10 weeks in arrears, won't answer door or phone. Long term problem. Have been far too nice to him.
Have served a 'Ground 8 notice to quit' on him - give 14 days before I can take action via court.
3 probs:
1. Haven't got a copy of the tenancy agreement (I know, long story, am working on it....) If I get a photocopy would that be classed as sufficient by courts? If not, what can I do?
2. All web sites & info I've seen refer to 'courts' - what court? Do I need a barrister or can I represent myself? (Wouldn't be nervous but would I need case law etc?
3. Anyone had experience of Landlord Action - will do all necessary work for a fixed fee?
Thanks.....

A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort

No personal experience but boss of friend had problem tenant. He found a company through the law society who specialised in getting rid of troublesome tenants & paid a fixed fee. (this was 5 years & 2 jobs ago so don't have the details)Still wish I could buy a TARDIS instead of a house!0

I hate people that think you are a charity, Kill Them. Sorry I cant help but it just annoys me, if you know any big horrible men then send them round to make them pay or kick them out. Its probably illegal but so is them not paying, 2 wrongs do make a wright.0 -
Don't worry John, have considered that! Seriously though want to do it within the law - he is the type who wouldn't think twice about putting my windows in or worse.
What has really hacked me off is discovering he's booked a holiday for himself & girlfriend for next summer!!!!!
And thanks devils advocate - have just found this site myself & its very useful.A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort
