Extension?

Hello everyone,
My partner and I currently rent our home but we are looking into buying it but it is currently a 2 bedroom terrace, this consists of living room and kitchen on the ground floor, 2 bedrooms on the 1st floor and the bathroom is a ground floor extension at the back of the house. We are wanting to extend the house and make it into a 3 bedroom house but are unsure as to how much the extension would cost. The bathroom measures 3 meters by 3.5 meters and we would want the bedroom to go on top of this, however we would want the bathroom extending across 2 meters then the bedroom putting on top of this.
Has anybody got any ideas as to how much this would cost?
To recap we would be extending the bathroom (no need for new plumbing) across by 2 meters by 3.5 meters and then adding a second storey extension above this. This would also require electrics in the new extended bedroom.

How much of your garden would that take up? You might have planning issues around overshadowing your neighbours as well. You aren't supposed to come out past 45 degrees of your neighbours' windows.
Rule of thumb is £1000 a square metre to extend both upstairs and down. You might save a bit by building over much of the existing extension but you have to check that your exisiting walls in your bathroom have proper footings and also that the walls are capable of taking the weight - sometimes if the bathroom is a converted outbuilding it has single skin brickwork which wouldn't pass new regs.
What is more conventional in a terrace would be to extend into the loft instead, however you have to be very careful when extending a two bed terrace that you aren't overdeveloping for your street. A three bed house with a small garden and no parking, for example is not going to be particularly sought after by a family. A downstairs batroom is fine and generally accepted in these old 2 bed terraces but introduce another bedroom upstairs and you have kids coming through the living room to go the loo at night etc.
I've seen extended terraces with 3 beds sell for barely more than their original 2 bed neighbours - certainly questionable whether they'd even recouped the cost of the extension.
I would go out and view bigger houses. You might like where you live but getting out there and viewing other places will help you see what works and help you make a properly informed decision - not just one based on making the most of what you have already.Everything that is supposed to be in heaven is already here on earth.
