Dodgy Estate Agent? What do you think?

    Yes, it probably is legal but check your contract with the EA. No, it isn't blackmail because as Van says you are free to change agents providing your contracted period with them has ended.

    But how do you come to the conclussion that your house is not overpriced? If you mean you've had only one viewing in 6 months that's a very bold statement to make!! Whatever you may *think* your house is worth, it's actually only worth what someone else is willing to pay for it - after 6 months you really should be wondering why it hasn't sold, and price IMHO is usually the biggest factor.

    I would think about taking off the market now, then after New Year get 3 or 4 different agents to value it and, particularly in a slow market like now, go for the middle not the highest valuation.

    our estate agent has said they will no longer put our property in the paper until we substantially reduce the price! I think this is blackmail! Any other suggestions out there?

    The estate agent might be prepared to put an Ad. for your house in the paper at your expense.

    Hi Anita,

    There are usually 4 reasons why people will not view a property.

    1) Location
    2) Size / Suitability for them
    3) Condition
    4) Price

    Remember also that a house (or anything for that matter) is worth only what someone is prepared to pay for it. If you wnat to find out whether your house is over-priced or not check your local property journal and look for realistic comparisons. Also remember that it is the price the property sells for that is it's real value, not what the Estate Agent says it's worth.

    Who came up with the current market value? Was it you or the Agent?

    You need to apply the 4 reasons above in a very realistic way to your home and see which applies best and would explain why you have had only 1 viewer in the last 6 months. I have to say that Price is usually the main one.

    Maybe Anita Drake should have posted a seperate thread but nonetheless everybody felt like helping out. Thats what this forum is for. As with any discussion one thing will lead to another and needs addressing.

    So take it easy :snow_laug . The subject was the same!! Dodgy Estate Agents.
    Debt at highest (November 2005) = £35,856

    Debt currently (August 2006) = £20,790
    &More £1,530, Egg £6,800, HSBC £3,760, Egg Loan £8,700

    Interim goal = £23,400 (Target: February 2006, Missed but acheived May 2006)
    2nd Interim Goal = £15,000, Target October 2006
    Debt Free Date = February 2008 BUT I'M GOING TO BE TRYING FOR SOONER!!! :p
