  • I like that last graph much more, the raw figures seem to show the decline before it was announced.

    I know a few people who sold up for half a million in 05 06 or so and I thought they were doing it for their own reasons but it seems now a bit of a coincidence they would sell at the top of the market so luckily.
    Maybe they received strong advice based on that kind of declining average we can see there

    On the adjusted graphs we see a plateau around the unadjusted peaks. Selling at the top seems just as precarious as buying at the bottom

    You are the one with all the facts and figures. Is it your O Level project?
    I would have thought as a Mortgage Advisor you would have all the latest Facts & Figures at your fingertips.

    Oh well, probably was too much to expect as its always easier to make them up as always.

    Yes the market is crashing but why would people sell up?

    Surely the best way would be to hang on in there especially for those who have bought in the last 2 years who are now in negative equity. For others who bought before this, then why sell unless they really needed to?

    My parents own their home outright and was worth around £190k pre crash, they know it has dropped in value now but are they worried? Nope, as it wasn't proper money in the bank, they never mew'ed and their mortgage was paid off in 1975, 19 years early...so nope, there is nothing to gain (or lose) by them staying put, their property is worth over 150k more than what they paid for it in 1969 and every penny (of what they eventually sell it for when they do, be it £40k or 200k) is theirs.

    I don't own a property (I got burnt in the last recession), I longterm rent and do you know what? I have no intention of buying whatsoever (although a lottery win would probably convince me to!) and yet I still come here and post...some of us are just interested.
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    I think we can see you are not much use as a Mortgage Advisor as you haven't provided any useful information or analysis.

    Actually, I haven't heard your analysis yet, I wonder why. :confused: :rotfl:
