Advice re rental

I went to rental agents about a house i asked would they accept me for this property as i got some housing benefit paid i was told yes that was fine and i went to view the house which i fell in love with
i filled in all the forms could provide the mths rent and depoisit gave them a gurantoor (sp) they said i was 1st to have application in ,today they rang me and said sorry you were unsucessful the landlord has now decided he wont take people who are on housing benefit
i was shocked it doesnt say this on details or brouchue and the estate agents assured me it was all ok any advice ?

Did you pay the LA anyting in terms of application fee, background checks etc...?Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0

No i didn't its really unfair that because you receive housing benefit you are refused as a tenant i feel its really discrimanation against poorer people and the way things are going with people losing jobs more are going to be denied the chance of a home:(~We are all going to hell and guess who Is driving the bus~*Norn Iron club Member 294* (Hi, we’ve had to remove part of your signature. Its only unfair if you are in a position to pay the rent while you wait for your HB claim to be processed and you can afford to pay the rent monthly in advance rather than as you receive the HB, fortnightly in arrears.
Otherwise you are expecting a landlord to let you enter a contract that you have no reasonable expectation of being able to fulfil.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Sorry but isnt that what happens with all housing benefit tenants they wait for the claim to be processed?
also i was asked to pay one mths rent in advance which i could have done

NO. Many tenants will have their deposit and sufficient money to pay the rent as stipulated in their contract. They will need their HB to supplement the rent due, but will be able to honour the terms in their contract in the wait until their claim is processed.maybe i should put a card round my neck before i next go to a letting agent if i ever do saying ::before you let me view a house please be aware i receive housing benefit
In all seriousness, being open and upfront will avoid raising your hopes and feeling let down. But the OP was upfront about it, & the LL then changed their mind. Or perhaps the LA had said HB/LHA was fine, without first checking with the LL.
Unfortunately, many mortgage providers won't allow LL's to take HB/LHA tenants. Next time, get the LA to check with the LL before you make your application. Or approach LL's directly.0 -
sorry but did you read my 1st post at all ?
there was nothing hidden about anything if anyone did anything wrong it was the letting agency who provided the wrong imformation when i went to their office they advised me it wasnt a problem at all thats what i am anoyed about ,why say that then arrange a viewing take the time for the agent to drive 10 miles from their office and then ring next day and say sorry no housing benefit .~We are all going to hell and guess who Is driving the bus~*Norn Iron club Member 294* (Hi, we’ve had to remove part of your signature.
