Selling BTL with sitting tenant

Hi
Looking for some advice.
I am considering selling my BTL flat. I've had the same tenant for the past 5 years (2 days after buying the flat 5 years ago she moved in and has been on time with the rent ever since) and to be honest I feel I owe it to her to try and sell with her as a sitting tenant as oppsoed to just asking her to leave. Due to the mortgage company I have her on 6 month letting agreements
Is there a way to sell in this manner?
will it help the sale?
Any advise would be most welcome.

You don't actually have a sitting tenant but a tenant on an AST. You can sell by advertising the tenancy and the rent and hope a BTL buyer comes along. The tenant will always have the risk that the new landlord will give notice to leave after the tenancy ends. Nothing you can do about that, other than grant a long term tenancy and watch the market price drop by 50%.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. great tenant who has stated she will stay as long as I want her to as she's had quite a few bad experiences with landlords and finds me fair and reasonable and I look after the ptoperty.
Anyone interested so i can avoid the estate agents?0
