Multi-agency fees... Advice, please?

Hi. When I put my house on the market 2 weeks ago, I went with 2 EAs on a multi agency agreement. (This was because the house I wanted was on with the same 2 EAs). One of the EAs have been awful and I was wondering if it is likely the other EA will reduce their fees if I change to a sole agency agreement? Thanks in advance for any advice and sorry for no line breaks, I'm posting using my mobile phone, which doesn't have an enter key! Jenny :-)

  • Hi Jenny,

I'm unsure as to why you felt the need to go on with the same 2 agents the house you like was on with, as you didn't need to go on with either one of them.

But anyway, if you have signed a contract with both it is unlikely you can get out of it with the one who's rubbish – I don't know if there's a cooling off period, call them and ask. The good one should reduce their fee if you go on with them on a new contract for sole agency after the initial period.

Do multi-agency contracts usually have a lock-in period?
No reliance should be placed on the above! Absolutely none, do you hear?
  • Do not use more than one EA in this market, it's a real turn off to buyers.

    Hi,

I only went with the 2 same agents because I thought that if they knew I would buy another house they were trying to sell, then they may push mine harder. More incentive. Maybe I was niave, but I am new to this 'game'.

I don't think there is a lock in time to be honest. (I'll double check the contract) I will talk to my husband and probably ring the good EA tomorrow.

    Cheers

    Jenny.
