hi, being new to this and all..
when are surveys commissioned, i.e after getting an offer accepted would you get the lender to carry out their survey first or go for a homebuyers report before even approaching the lender?
also, any tips on where to get the best prices on homebuyer reports?
furthermore, would it be foolish to skip the survey altogether and just rely on the lenders survey?

incidentally, i',m off to my first viewing tomorrow, the property has been on the market for several months, has already dropped from 174k down to 150k (good old property bee) and i've got 130k max. so fingers crossed its not a minger!

Your lender will require a valuation report done by their approved surveyor. We found the cheapest option was to get the same surveyor to 'upgrade' to the homebuyers report we wanted. I think this is quite standard. If you have a lender in mind give them a ring and find out how much extra this will be.
The lenders survey is generally just a valuation figure - you will get no more info than the expected value of the property
