Below Market Value

I want to sell my house quickly.
  • Reason being its too large and and I want to down size.
  • I know that I will loose money on the house
  • I don't want to wait for this credit crunch to be finished
  • And for emotional resons I just don't want to be in the house any longer
There are a few ads of companies (in my local paper) that claim they will buy any house quickly

Has anyone used on of thes type of companies?
What has your experience been?
Even though I'm going to loose money, how can I choose a legitimate company to sell to?

    Where abouts are you? (We're upsizing!!)

    I have heard that these companies usually pay 75% of the current markey value of the property. I don't know how you would go about finding one though, maybe someone on here will know more, as I am a mere newbie :-)

    Good luck with it, anyway.

    If you call in some estate agents to value your property, a quick sale company would offer circa 80% of an estate agent's quick sale price.

    You can still move fairly quickly if you put the house on the market with the estate agent at "offers over" that 80% mark. You will get offers - people do want a bargain and you will get overs that will be higher than you will be offered by these companies and there will be someone able to move quickly too.

    Take less than the house is worth if you feel you need to, but make sure you minimise the loss. Hopefully you'll also sell to someone who wants a home, not someone who is going to sell it at a higher price to someone that wants a home.
