does anyone know of any sites that let you download for free standard letters and docs for use when letting properties out privately.

Yes - join a landlords' association, such as the NLA or the RLA. There is a fee (£85 first year, £70 thereafter for the NLA), but it's tax deductable and the advice & support is invaluable. It also ensures that you stay up to date with current legislation.0

Agree with Sooz - join a LL association ( I reckon that under increasing regulation of the private lettings sector this will be come a standard requirement anyway) but also go over to LandlordZone and have a good trawl through there0
