    I believe in a lot of instances, that original ROW was because a row of terraced houses would share a small communal block of toilets. Which is why they so often run so close to the door. But then years ago people didn't move about so much so neighbours probably all knew each other well anyway.

    I'd not get a soicitor's letter. I'd go knock up all the other neighbours to alert them ... get them to dig out their deeds. Then take a photocopy/scan of mine down to the stroppy end neighbour and show them, hand over the copy to them and suggest they check theirs.

    Not forgetting of course that a property without the ROW would be worth more.. especially if they ever wanted to extend the house to infringe the said ROW

    Just wanted to wish you the best of luck with your new neighbours and hope you get something sorted amicably. It's horrible living amongst a nasty atmosphere.

    I'm sure the original owners were well aware of the rights of passage through the gardens but forgot to tell their niece of this which is why she is on her high horse. I've looked at a few houses which were terraced and as soon as I have been shown the gardens, was told the situation with who can go through, etc.

    The reason why I didn't buy one of them was due to people being able to go through my garden (I have a dog and didn't want him escaping).

    It might be worth having a polite word, armed with your proof, rather than spending money on a solicitor and creating a bad atmosphere.

    If it was possible to negotiate with the other neighbours "move" the right of way to run along the far end of the gardens, that might increase the value of everyone's property, due to the improved situation regarding privacy...just a thought :)
